The Vision
We own two properties at the northern end of Owasco Lake — Springside Inn, a 14-acre established hospitality property across the street from the lake with dedicated lake rights and a dock, and The Point at Sand Beach, a 3-acre lakefront parcel. Together they form a 17-acre development platform with multiple viable paths: a boutique hotel, lakefront condominiums, wellness cottages, or a combination.
The Finger Lakes hospitality market is growing. Owasco Lake has no luxury hotel, no destination spa, no design-led boutique property. The closest equivalents are 8 miles away in Skaneateles or 30 miles away in Aurora. This is the gap we intend to fill.

Springside Inn sits on 14 acres, across the street from the lake, with dedicated lake rights, and a dock. For over twenty years it has been the region's premier event destination — weddings, memorials, corporate retreats — with bookings already secured through 2026 and 2027. The property has seven guest rooms, upscale gastro pub dining, banquet facilities, and an indoor/outdoor wedding venue.
The vision is to transform Springside into a sanctuary. The 14-acre property has the space and existing infrastructure for a wellness campus: sauna, spa, steam rooms, and lakeside cottages nestled among the mature trees. Think of it as Owasco Lake's answer to AuroraMICHELIN Key and MirbeauForbes 4-Star — but with its own identity, rooted in the character of the property and the community it has served for two decades.
The event business — Springside's proven revenue engine — will be preserved and strengthened, not replaced. The renovation adds capacity and modernizes infrastructure while keeping the character that makes Springside beloved. A Planned Development District application will allow the expanded use.

The Point at Sand Beach is a three-acre lakefront property at the intersection of Sand Beach Road and NYS Route 38. The parcel includes a historic church built in 1854–55, listed on the National Register of Historic Places since 1975, which currently serves as a private event venue. This is land we own.
Two development paths are under evaluation. The first is a boutique hotel — a design-led, lakefront property that would become the primary hospitality anchor for the platform. The second is condominium residences — approximately thirty-six units across four two-story buildings with lower-level walkout, generating consistent property tax revenue and attracting long-term residents to the community.
Site engineering by Timothy C. Buhl, P.E. has produced preliminary plans showing parking for 54+ vehicles, a pedestrian bridge with cable railing, landscaped event areas with gazebos, and full utility infrastructure including a sanitary pump station and stormwater retention. An in-depth cost analysis comparing both paths — hotel versus condominiums — is underway.

Hotel Concept
An independent market feasibility study by REVPAR International, commissioned by the Cayuga County Convention and Visitors Bureau, evaluated five potential hotel sites and identified the northern end of Owasco Lake as the preferred location. The White Bridge Road site scored highest at 89.5 out of 100. The study proposed an 85-unit hotel — 68 standard rooms and 17 suites — with a Tribute by Marriott affiliation and a target opening of Q1 2027.
This aligns with broader industry trends. Architectural inspiration comes from the Hotel Avery concept by Ward Young Architects of Truckee, California. The design draws from the natural environment: Western Red Cedar siding in vertical board-and-batten and horizontal shiplap, board-formed concrete, storefront windows in anodized black, exposed wood structure, and hot-rolled steel accents. Amenities include a full-service bar, an 880 square-foot kitchen with hearth oven, spa terrace, aqua terrace, and rooftop access.

Owasco Lake Cottages
The Owasco Lake Cottages are designed by Holmes King Kallquist Architects of Syracuse. Each cottage is a multi-level structure: lower level patios, a main level with king bedrooms, ADA-accessible rooms, guest laundry and housekeeping, and an upper level with additional rooms opening onto private balconies.
The architectural language is deliberate — vertical board-and-batten siding, a stone base grounding the building to the landscape, large glazed openings framing lake views, and a steep roof pitch referencing regional vernacular. These cottages could be placed on the Springside property as part of the sanctuary concept, or on The Point as an alternative to the hotel.

The northern end of Owasco Lake was identified as the preferred location. The market is driven by leisure travel, social events, weddings, and shoulder-season group demand.

What is conspicuously absent is any comparable offering on Owasco Lake. There is no luxury hotel, no destination spa, no design-led boutique property anywhere on the lake. The closest equivalents are 8 miles away in Skaneateles or 30 miles away in Aurora. This is the gap.

Owasco Lake — A Century of Hospitality
The northern end of Owasco Lake has been a destination for over 130 years. In 1895, the Auburn & Syracuse Electric Railroad Company established Lakeside Park as a "pleasure ground" — complete with amusement rides, carousels, and a grand dance hall. A Charles I.D. Looff carousel was installed in 1900, followed by another in 1908. The Colonial Revival Pavilion, built in 1912, served as a dance hall and restaurant.
The park went through several names — Lakeside Park, Island Park, Enna Jettick Park — before becoming Emerson Park. The Point at Sand Beach includes a church built in 1854–55, added to the National Register of Historic Places in 1975. The foot of the lake has always been a gathering place. What we are proposing is not new — it is a return to what this location has always been, updated for a modern audience.
